Gas appliances should have an annual service
Boilers and other gas appliances should be serviced annually by a Gas Safe registered company such as Christopher Plumbing Services.
Regular services will give you and your family reassurance that the gas appliance is safe, it will help to prevent carbon monoxide leaks, save money on your gas bills and help reduce expensive and inconvenient breakdowns!
Importantly, new boilers require an annual service to comply with the manufacturer's warranty conditions.
Gas Safety note: we strongly recommend installing a carbon monoxide detector (as well as smoke detectors) for year-round peace of mind.
Boiler service - water quality tests
A boiler service is completed in accordance with the relevant boiler manufacturer's instructions. We are also required to conduct two water tests.
- The first test checks the quality of the water within the system compared with fresh water coming into the property. If the difference is above a specified range, we would recommend that the system is flushed.
- The second test checks the concentration of inhibitor within the central heating system and if the reading is low, we will recommend that system inhibitor be applied. Note: inhibitor helps to prevent corrosion which not only reduces boiler efficiency but can result in potentially very costly repairs or even a replacement boiler!
The flushing of a system, addition of system inhibitor and the inhibitor itself are not included in the cost of the boiler service.

A gas safety check ensures gas boilers, fittings and appliances are safe to use. It can only be carried out by a Gas Safe registered engineer and involves checking the flue to ensure fumes are safely removed, checking the appliance is burning the gas properly and has sufficient fresh air to do so, and checking all safety devices.

Landords - ensure your property is legal and your tenants are safe!
If you are the landlord of a rental property with a gas boiler and/or gas appliance, you are legally responsible for the safety of your tenants. Landlords must ensure an annual gas safety check is carried out by a Gas Safe Registered engineer, who will provide a Landlord Gas Safety Record.
