Annual services and Gas Safety checks for boilers and other gas appliances
All gas work should be carried out by a Gas Safe registered company such as Christopher Plumbing Services Ltd.
Annual boiler service
Regular services will give you and your family reassurance that the gas appliance is safe, it will help to prevent carbon monoxide leaks, save money on your gas bills and reduce the risk of expensive and inconvenient breakdowns!
New boilers require an annual service to comply with the manufacturer's warranty (up to 10 years for Vaillant boilers). If we have installed a new boiler, we'll send a reminder for the annual boiler service.
A boiler service is completed in accordance with the relevant boiler manufacturer's instructions. We are also required to conduct two water tests.
| 1. Water quality test The first test checks the quality of the water within the central heating system by comparing it with the mains water coming into the property. If the difference is above a specified range, we would recommend that the system is flushed. Information here: powerflushing the central heating system. |

| 2. Corrosion inhibitor concentration test The second test checks the concentration of inhibitor within the central heating system. If the reading is low, we recommend adding inhibitor. This helps to prevent corrosion, which not only reduces boiler efficiency but can result in potentially very costly repairs - or even a replacement boiler! |

The flushing of a system and addition of inhibitor (if required) are not included in the cost of the boiler service.

Gas safety checks
A Gas Safety check ensures that gas boilers, gas appliances and fittings are safe to use. It includes checking the flue to ensure fumes are safely removed, checking the appliance is burning the gas properly and has sufficient fresh air to do so, and checking all safety devices.

Landords - ensure your property is legal and your tenants are safe!
If you are the landlord of a rental property with a gas boiler and/or gas appliance, you are legally responsible for the safety of your tenants. Landlords must ensure an annual gas safety check is carried out by a Gas Safe Registered engineer, who will provide a Landlord Gas Safety Record.
Ref: Gas Safety (Installation and Use) Regulations 1998.
